How We Install Sod That Lasts
Soil Preparation
We remove existing dead turf, weeds, and debris. The exposed soil is tilled to a depth of 4 to 6 inches to break up compaction, which is critical in Metro Detroit's clay soils where compaction prevents root penetration. We amend with topsoil and compost as needed to create a root-friendly growing medium that drains adequately while retaining moisture.
Grading
The prepared soil surface is graded to establish positive drainage away from structures. We use laser-guided equipment on larger installations to ensure consistent grade across the entire lawn area. Low spots are filled and high spots are cut to create a smooth, even surface that the sod will conform to without air pockets or pooling.
Sod Installation
We install same-day harvested sod with staggered seams, tight edge-to-edge contact, and no overlaps. Rolls are laid perpendicular to slopes to prevent erosion during the establishment period. Edges along beds, walks, and driveways are trimmed cleanly with a sod knife for a finished appearance on day one.
Rolling and First Watering
After installation, the entire lawn is rolled to press the sod roots into firm contact with the prepared soil below. Watering begins immediately and continues on a schedule we provide. Root establishment typically takes 2 to 3 weeks in spring and early fall when soil temperatures are optimal. We follow up to verify root contact is occurring on schedule.
Sod Varieties for Southeast Michigan
Not all sod is created equal, and not all varieties perform in Michigan's climate. We work exclusively with sod farms that grow cultivars proven in USDA Zone 6a conditions -- the zone that covers all of Metro Detroit.
Kentucky Bluegrass Blends
The gold standard for Metro Detroit lawns. Kentucky bluegrass produces a dense, dark green turf with aggressive lateral growth that fills in damage and repairs itself. It tolerates cold winters, responds well to fall fertilization, and maintains color from early April through late November with proper care. We specify blends of 3 to 4 cultivars to ensure disease resistance across the population.
Tall Fescue Blends
For properties with partial shade, heavy foot traffic, or areas where drought tolerance matters, tall fescue blends outperform bluegrass. Modern turf-type tall fescues have fine blade texture that rivals bluegrass visually while maintaining deeper root systems that access moisture unavailable to shallower-rooted varieties. Ideal for backyards with mature tree canopy common in older Warren, Troy, and Birmingham neighborhoods.
Sod Installation FAQ
Late April through mid-June and early September through mid-October are the optimal windows. Spring installations benefit from consistent rainfall and moderate temperatures that promote rapid rooting. Fall installations take advantage of warm soil and cool air temperatures -- ideal growing conditions for cool-season grasses. Summer installation is possible but requires aggressive irrigation to prevent heat stress on fresh sod.
Sod installation typically costs $1.50 to $3.00 per square foot installed, depending on the area size, soil preparation requirements, and access conditions. A typical 2,000 square foot front yard with standard soil prep runs $3,500 to $5,500. Properties requiring extensive grading correction or topsoil import are at the higher end. Light foot traffic is safe after 2 weeks. Normal use including children and pets is fine after 3 to 4 weeks when root establishment is confirmed. We recommend keeping heavy equipment and vehicles off new sod for a full season. You can check root progress by gently lifting a corner -- when it resists pulling, roots have anchored into the soil below.
